The Design Process
The phases of the Design Process are as follows:
A. Programming and Schematic Design
• Meet with the client to determine all requirements of project.
• Determine what is being retained from existing residence or space.
• Develop basic concepts and schemes for project.
• Prepare preliminary plans (schematic, finishes and furnishings).
• Review with client.
B. Design Development
• Finalize space plans.
• Finalize selections of all materials for finishes.
• Finalize lighting and electrical plans (as required).
• Prepare a budget.
• Present plans, specifications and budget for approval.
C. Estimating and Ordering
• Gain estimates for proposed design.
• Review bid specifications with selected trades.
• Prepare proposal contract for client approval.
• Client approval to begin fabrication, ordering, expediting etc.
• Prepare appropriate working drawings for fabrication.
• Commencement of ordering and design fabrication.
• Inspect furnishings or materials on arrival.
• Coordination and supervising of various trades.
D. Installation
• Arrange for timely commencement of work.
• Receive and inspect furnishings, design items, etc.
• Schedule work sequence to enable a timely completion of project.
• Make periodic visits to the job site.
• Supervision of installations.
• Follow up.
• Coordination of installation team.
Design Process Flexibility
As each project has it's own personality, so will the design process. Our
steps may be modified to meet the unique design goals of each of our
clients.
Exterior Design
Consideration is also taken with the exterior of your home. Cohesive color
palettes of paint, exterior stonework, flooring/surface materials and
roofing materials are chosen to blend with the surroundings. In addition,
appropriate tile/stone materials are specified on fountains, bar areas,
barbeque areas, fireplaces, benches and as flooring. Furnishings,
accessories and even decorative painting are designed to enhance the outdoor
living space.
